Dutch couples without children mostly land in Dubai Marina, budget-conscious movers pick Jumeirah Village Circle (JVC), city addicts pay up for Downtown, and families wanting space near schools choose Mirdif. On 2026 rents, a one-bedroom runs AED 55,000 to 130,000 per year (EUR 13,750 to 32,500) depending on which of the four you pick.

Add roughly 8 to 10 percent of the yearly rent for one-off costs in year one: a 5 percent security deposit, a 2 percent agency fee, AED 220 Ejari registration and a DEWA deposit of AED 2,000 for apartments.
Area by area
Dubai Marina
The default for Dutch singles and couples. You walk the Marina promenade, the beach at JBR, and two metro stations. Towers vary wildly in quality: newer ones near Marina Gate rent above AED 120,000 in 2026, older towers behind the mall dip under AED 95,000.
Jumeirah Village Circle
The value play. JVC sits 15 minutes inland, has no metro, and delivers the best price per square meter of new build in the city. Check the handover year and the developer before signing; the 2024 to 2026 stock is a clear step up from the older blocks.
Downtown
You pay for the postcode and the 10-minute commute to DIFC. Studios start around AED 85,000 and one-beds run AED 120,000 to 150,000 in 2026 depending on the Burj Khalifa view. If you work in finance and hate commuting, the math can still work.
Mirdif
Family Dubai without the glass towers. Villas from AED 120,000 and apartments from AED 50,000 in 2026, with several international schools within a 10-minute drive. No metro, so budget for a car.
How renting works here
Contracts run 12 months and renew under RERA rent-cap rules. The practical sequence:
- Shortlist buildings on Property Finder or Bayut, then view in person; listings overpromise.
- Negotiate the number of cheques: 1 cheque often gets 3 to 5 percent off asking rent, 4 cheques is standard.
- Sign, pay the 5 percent deposit and the agency fee, then register the contract with Ejari (AED 220).
- Connect DEWA (electricity and water) with the AED 2,000 apartment deposit, plus district cooling where the building uses it.
